Project details
Arts 21 is a deep transformation of two office buildings in the heart of the European Quarter. Located on Avenue des Arts and Rue Joseph II, the two hermetic façades are connected at the basement and ground floor levels.
The project aims to improve internal connectivity and break away from their introverted character through several strategies. Double-height entrances with transparent façades will be created to increase visual permeability between the street and the inner courtyard of both buildings. The addition of a retail function on Avenue des Arts will also encourage interaction with the public realm.
This renovation reduces built density and proposes a new ensemble of flexible, bright offices with varied outdoor space typologies (patios on the ground floor, green terraces on upper levels, and rooftop gardens). These outdoor spaces will offer peaceful green environments and contribute to thermal regulation, passive solar protection, and improved quality of life for occupants.
The existing stone façade on Rue Joseph II will be preserved to maintain the architectural heritage of the area. This contributes to the project’s harmonious integration into its urban context.
